Find the Right Home
I do live video walkthroughs with every client - most out-of-province buyers go firm before they've set foot in Edmonton. I know which streets hold value and which ones don't, and I'll tell you honestly which side of that line a home falls on.
Navigate the Deal
Once we find the right home, I walk you through the offer, the condition period (7-10 business days), the home inspection, and possession. The deposit is due within the first 5 business days of the accepted offer. All signing is digital - no in-person visit required at any stage.

How much do I need for a down payment to buy a house in Edmonton?
Under $500,000 it's 5% down. For homes between $500,000 and $999,999 it's 5% on the first $500K and 10% on the remainder. Homes at $1M+ require 20% minimum. On a $650,000 home - which gets you into a lot of good detached options in Edmonton - you'd need around $40,000 minimum. Most clients I work with put down 10-20% to keep monthly payments manageable.
